Fly on the Wall: On Today’s News

Today, Fifth Wall is announcing the largest investment in our firm's history: $135M from our newest fund into ATOMS, Travis Kalanick's new company, as part of the $1.7B financing led by Andreessen Horowitz.

I believe ATOMS will reshape the physical world, and with it, the real estate industry, more than any company founded in the last three decades.

More than Amazon, which redrew the map of American retail and conjured a billion square feet of warehouses. More than Airbnb, which turned the spare bedroom into an asset class. More than AWS, which made the data center the most valuable building type on earth. More, even, than Uber—Kalanick's own first act.

For 10 years, Fifth Wall's business has been instigating the real estate industry to see its own future before it arrives, and ATOMS will be the most consequential act of instigation in our history. The industry can debate what ATOMS is; we've already answered with the largest check we've ever written.

Real Estate's Age of Atoms

Brendan Wallace on why Fifth Wall made its largest investment ever in ATOMS—and why, for once, real estate shouldn't be late to its own graduation.

I led this investment because of a belief that has been the core of Fifth Wall since its founding: the strongest real estate businesses have a sociological arc.

Real estate is a sociological endeavor—the business of how humans use physical, terrestrial space to build an economy, a civilization, and ultimately their lives. Cap rates, leases, REITs: downstream artifacts. Upstream lives the only variable that has ever mattered: how people interact with the physical world to produce goods and services. The largest fortunes in real estate history, without exception, were made by people who identified a sociological or technological shift years before consensus did, and built an entirely new asset class on top of it.

And yet those people have almost never come from inside the industry itself. Every new asset class was dismissed by the institutions that should have seen it first: data centers as niche IT infrastructure, cell towers as rooftop appliances, logistics as boring factory space, single-family rental as an unscalable, hyperlocal cottage industry. Today those dismissed categories have spawned the largest REITs in the world—Prologis, Equinix, American Tower, Digital Realty—giants that now dwarf the "established" sectors that couldn't see them coming until it was too late. And every technological disruption was dismissed by the incumbents it would remake: mall owners waved off e-commerce until it was inevitable, hotels waved off Airbnb until it was unignorable, parking owners waved off ride-sharing until it was existential, office owners played down remote work until it emptied their buildings.

Every generation, one company changes how humans use terrestrial space, and every generation, the real estate industry is the last to notice. I believe ATOMS is that company for this generation, and that its impact on the physical world will exceed all of its predecessors combined. This time, I want the industry on the right side of the arc. That is what Fifth Wall's capital exists to do: to make real estate, for the first time in its history, aware of its own evolution—early to its own graduation.

Which brings me to ATOMS.

ATOMS is Kalanick's unfinished business—the completion of a bits-to-atoms arc that began at Uber, continued at CloudKitchens, and now spans the largest physical industries on earth. Look around you: everything is grown or mined, manufactured and moved. That is industry. And the largest industrial sectors—food, mining, transport—are atoms-heavy businesses awaiting the digital transformation that already remade everything made of bits.

ATOMS attacks three of them at once:

Atoms Food — infrastructure for better food. Industrial real estate for automated meal production, robotics for automated preparation, autonomous vehicles for delivery. The north star: meals prepared and delivered so efficiently they approach the cost of preparing a meal at home.

Atoms Mining — more productive mines to power earth's industries. Physical automation of drilling, blasting, haulage, and processing, toward the "no-entry mine": no humans in the operation, more output, radically safer, structurally cheaper—the substrate of the physical world, sourced autonomously.

Atoms Transport — a wheelbase for robots. Specialized machines need a platform for how they move through the physical world. None exists. ATOMS is building it, for its own divisions first, and as strategic infrastructure for every industry after.

The unifying idea is what Kalanick calls Industrial AI: systems of software, sensors, robotics, and AI that automate the operations of entire industrial sectors. He calls what's coming the Age of Atoms. And his framing of where real estate sits in that world is the cleanest I've heard: "Storage stores bits. What stores atoms? Real estate."

On the founder: I would argue no human alive has had a more profound effect on how humans interact with terrestrial space than Travis Kalanick. Real estate has only ever had one universal law: value is a function of what a place is connected to. Transportation is that fabric. And Uber redefined what transportation—and car ownership itself—means in a modern society: dismissed at the outset as a niche black-car service, it changed the calculus of where people live, work, park, and gather. When you rewrite the fabric, you reprice everything woven into it. Uber is still reshuffling the deck of the modern commercial real estate industry. Uber was the first act. ATOMS, we believe, will be the second.

Here is the claim I will defend at length in a forthcoming essay: ATOMS is not merely operating in real estate. This company is creating an entirely new asset class. Real estate is structural to all three divisions, not incidental: industrial facilities for automated food production, the operational layer at mine sites, the fleet infrastructure for autonomous delivery. In each case, owning the physical layer is the moat.

Let's take one component of ATOMS' business, food. The last mile of the food supply chain—the restaurants, grocery-anchored centers, convenience stores, and commissary kitchens standing between food production and human consumption—comprises some 1.1 to 1.35 million locations, six to eight billion square feet, and $1.7 to $2.2T of real estate value in the United States alone. And a core premise underpins all of that value, a simple, seemingly immutable microeconomic reality: it costs less to make a meal at home than to have one delivered. Two trillion dollars of real estate, resting on a single line of household arithmetic. ATOMS' vision is that a combination of autonomy, robotics, and scale can alter that economic premise and, in so doing, refashion the entire commercial real estate infrastructure that rests upon it. And food is one third of the company.

A New Posture for an Old Industry

Real estate does not need more capital; it needs a new posture — and we believe ATOMS is the company that can instigate it. For a century, the industry's stance toward technological change has been defensive: wait, dismiss, deny, and—once it's undeniable—claim to have seen it all along.

ATOMS, I think, is something of a Rorschach test, not for how tech-forward you are, but for what side of real estate history you're on. If you look at ATOMS and see a technology company, congratulations, you've joined a long line of real estate owners who looked at data centers and saw IT closets, looked at cell towers and saw rooftop appliances, looked at logistics and saw sheds, looked at Amazon and saw a bookstore website, looked at Airbnb and saw an air-mattress app. That answer has a price, and the industry has paid it, in the trillions, over and over, always in hindsight.

But if you look at ATOMS and see real estate, you are standing exactly where the largest fortunes in this industry's modern history were made. The owners who saw real estate where everyone else saw technology built Prologis, Equinix, American Tower, and Digital Realty—hundreds of billions of dollars of enterprise value, most of it minted in just the last decade, from categories the industry once refused to call its own. That is not an anomaly. That is the recurring mechanism by which this industry mints its giants, and the test is being administered again, right now, with ATOMS.

Being early is Fifth Wall's entire business. It's what we've done over and over across our firm's ten-year history: identify the new paradigms of real estate and make significant, early bets on their emergent category leaders like Opendoor, Lime, Industrious, Metropolis while the real estate industry was still debating whether they were even real estate companies at all. Fifth Wall's financial returns from just these category leaders have defined our franchise, and yet that economic value pales in comparison to the real estate value they have created and destroyed across the broader industry. And that is the point.

Fifth Wall's newest fund exists for exactly this, to put real capital behind the companies defining how humans will use physical space, before the categories have names, before the indices reweight, before consensus arrives. And in the coming weeks, alongside announcing our new venture fund, we'll be announcing our new real estate platform, Fifth Wall Terra, that does exactly this at even greater scale—and, for once, giving real estate capital markets early access rather than watching from the sidelines, only to jump on the bandwagon a decade and a half late.

Kalanick calls what's coming the Age of Atoms. We'd call it something the real estate industry should recognize, because it has lived it before: the moment a technological shift stops being someone else's business and starts being the future of every square foot. We intend to fund that future rather than be surprised by it.

Moves & Momentum

Atomic launch. This March, Travis Kalanick brought ATOMS out of stealth, and this week announced the closing of a $1.7B round along with announcing 200-plus open roles across the company. ATOMS builds specialized robots for food, mining, and transport—three businesses that, stripped to the studs, run on land, permits, and power. It's a reminder that the physical-AI race everyone frames as a contest of robots and models is just as much a contest for the ground those machines stand on.
Flatter and leaner. The newest AI-native startups run on a fraction of the headcount their predecessors needed. Pointhound, which books flights with credit-card points, serves 750,000 users with four full-time employees and a roster of AI agents. A Harvard and INSEAD working paper found AI startups carry about 25% fewer workers than comparable peers—fewer entry-level staff, fewer managers, fewer rungs on the ladder—at similar valuations. And Amazon, Meta, and Microsoft's Xbox are de-layering to match.
Bought on credit. The AI buildout is increasingly financed with borrowed money, and the bond market has started charging for the risk. The five largest hyperscalers are pouring more than $800B into AI this year and plan north of $1.2T in 2027—more than the U.S. military budget request for that year—with capital spending now outrunning their free cash flow. S&P cut Oracle's debt to one notch above junk on July 9, citing its dependence on OpenAI, and bonds from Oracle, Amazon, and even SpaceX have been marked down. Data centers are the market's hottest real estate; the strain is showing in the financing beneath.

New York pause. New York became the first state to halt data center construction, after Gov. Kathy Hochul signed an executive order pausing new projects of at least 50 megawatts for up to a year. The freeze stalls an estimated $10B pipeline and directs regulators to write energy, water, and ratepayer standards before building resumes; Hochul also wants to repeal the state's data center sales tax exemptions. Local moratoria have been stacking up for months. This is the first time a governor has taken an entire state offline.
Middle-market match. AI lending marketplaces like Lev, Janover, CommLoan are going after the middle market of commercial mortgages, the approximately 40% of annual lending where borrowers rely on brokers to reach lenders. The platforms match borrowers to lenders in minutes, collapsing the days of cold-calls brokers once needed, and incumbents are building their own. The timing tracks the money: the Mortgage Bankers Association projects commercial and multifamily originations rise 27% this year to $805.5B.
Obscured risk. Private credit to U.S. nonfinancial firms has nearly doubled since 2021, to $1.4T. Through back-leverage facilities, Goldman Sachs, Bank of America, and JPMorgan supply the capital that lets alternative lenders write bigger loans, with the leverage just a step removed from the property records. Banks that retreated from commercial real estate now fund the private-credit lenders that replaced them.
Studio distress. A Deutsche Bank-led lender group filed a notice of default on Television City, the 25-acre Los Angeles studio, claiming Hackman Capital owes more than $357M. It's the latest crack in the bet that streaming would expand studio real estate: Hackman already lost Radford Studio Center to Goldman Sachs, now headed to Netflix for about $400M against the nearly $1.9B it fetched in 2021. Production has drained out of Southern California, and the soundstage—one of the most place-bound assets in real estate—is repricing hard.

What We're Looking At

The shrinking tenant. Office demand has always been a headcount story. AI-native firms break the chain, carrying similar valuations with a quarter fewer employees and flatter org charts, and the incumbents are de-layering to match. We're watching whether that reads as cyclical softness or a permanent reset in how much space a dollar of output requires—and how far it travels beyond the office.
The land layer. The physical-AI stack is made up of compute, models, and hardware. But what about the real estate? We're watching the layer beneath physical AI: mines, substations, manufacturing sites. As the autonomous industry scales, the scarce input becomes permitted, developable ground—and whoever assembles it early owns the next asset class.
The rented curb. The most contested real estate in a dense city is increasingly in the public right-of-way: the curbs that delivery, charging, and micro-logistics companies compete to occupy. Cities are learning to grant and price that access through concessions and permits. We're watching whether the right to operate curbside becomes an underwritable asset. Which companies will find new ways to secure and monetize it?
