How tech makes city neighborhoods more resilient

Buildings are part of an ecosystem that create a sense of place—and developers need to consider the tech that creates successful placemaking. WiredScore, a Fifth Wall portfolio company, writes, there are four key outcomes that people want to experience in city neighborhoods: feel connected; stay safe; live and work sustainably; and get inspired.

Blending retail, hospitality, office, residential and public spaces creates inspiring places to live, work and visit. When a built environment like this is more connected and embraces technology—it allows for long-term sustainable neighborhoods.

For example, Water Street Tampa is a 56-acre, mixed-use development that is activated by outdoor wifi and an app that allows residents to explore local events, bespoke services, and transportation.

Developers have also included smart lighting, electric charging stations, and a centralized management system for utilities, security and more.
The tech-enabled infrastructure and buildings have garnered the recognition of WiredScore—an organization that sets the global standard for technology in the built world through its WiredScore and SmartScore certifications.

Moody’s recently stated that “more than 80% of office buildings constructed before 1980 are now deemed obsolete, due to their inability to meet modern standards for technology." Real estate is vulnerable, so developments built now must be able to adapt. That means taking a long-term view when designing tech infrastructure, to create attractive developers fro employers, retailers and residents today and into the future.

Over in Hong Kong, developers have created the one-of-a-kind Hong Kong-Shenzhen Technology and Innovation Park. The 90-hectares establishes an environment where research institutes, universities, and entrepreneurs collaborate in a knowledge hub of health sciences, data, AI, materials, energy, robotics and more.

The park tracks real-time air quality, provides service information, and offers smart mobile apps to prioritize a healthy and sustainable environment. Buildings prioritize conserving energy and reducing their carbon footprint.
It’s the first mixed-use development in the APAC region to be certified by WiredScore and SmartScore signaling its commitment to smart, green tech.
