On the heels of WiredScore’s exit, more big news from the portfolio, this time in ConTech. For years, construction software has focused on digitizing what happens on the job site. But one of the industry’s biggest pain points is still much more analog: the contract layer, which contains payment terms, compliance obligations, notices—and risk. One of our portfolio companies set out to change that. Yesterday, Trimble announced its acquisition of Document Crunch. Founded by a construction contract lawyer, Document Crunch’s AI platform helps turn construction contract review from an hours-long process into one that takes minutes, surfacing issues and compliance gaps that could’ve otherwise led to multi-million-dollar disputes. This marks our fifth exit in the last 18 months—a strong sign the market will continue to reward PropTech’s category leaders.

The company that cornered one of the last great offline markets

We may be in the age of AI now, but vast swaths of the construction stack still run on anachronistic systems like paper documents and PDFs, not to mention manual review. And that equals inefficiency and vulnerability. That’s why we’re paying close attention to the startups building to finish the job, reimagining the infrastructure the industry still relies on. In construction, every project unfolds on top of a mountain of contracts, specs, change orders, and insurance requirements, and every clause is a potential landmine. Disputes cost U.S. contractors over $11B annually, with the average dispute hitting $65M. One bad clause can sink a project. That’s why we backed Document Crunch.

This is a company that, as Brendan puts it, purpose-built AI for construction focused on one of the most painful and expensive problems in the industry. As CEO and co-founder Josh Levy laid out in a Q&A, the company set out to build AI that could solve for companies’ core operational risks in construction. Their CrunchAI engine summarizes, analyzes, and flags risks in real time, standardizes best practices across teams, and turns legal complexity into clear direction from pre-construction through job site execution.

Over 7,000 projects onboarded in the past year underscore the demand for this kind of approach. “With an appropriate democratization of knowledge and proactive risk management,” Josh believes, “we can drive disputes—just like injuries—down to zero.”

So far, the platform has been deployed on 10,000+ projects and landed at No. 311 on the 2025 Inc. 5000, after raising $38M across three earlier rounds with our backing at every stage.

We weren’t alone in seeing the potential: This week, Trimble announced plans to acquire Document Crunch, in a deal that integrates the contract intelligence directly into Trimble’s Construction One ecosystem, turning what Trimble AECO SVP Mark Schwartz called a “contractual rule set” into the operating layer across project management and ERP workflows. The transaction is expected to close in Q2.

We think it’s a market signal. Trimble wasn’t looking for another point solution. They’re buying a data layer trained on the specific language of construction risk—something general-purpose AI can’t replicate. The vertical AI companies that built on proprietary, industry-specific data are becoming infrastructure for the platforms that serve the entire industry.

Moves & Momentum

Closing the loop. Two Fifth Wall portfolio companies are joining forces on mortgage refinancing: CNBC broke this week that Opendoor is acquiring Doma’s closing and escrow business to automate the most expensive, manual parts of the refi process. Doma’s AI-powered title search—already live in a Fannie Mae pilot extended through 2027—eliminates the need for traditional title insurance on roughly 80% of eligible refinances. Combined with Opendoor’s closing technology, the partnership saves borrowers approximately $1,100 per refi. More evidence that the mortgage transaction stack is being unbundled and rebuilt.
Owned media. OpenAI has acquired TBPN, a tech talk show that launched in 2024, hit profitability on ~$5M in ad revenue, and was tracking toward $30M this year, all with 11 people and 70,000 viewers per episode. OpenAI says TBPN will hang onto its editorial independence but support OpenAI’s comms and marketing, so it can wind down its unpopular ad business.
Living leases. Fifth Wall portfolio company VTS launched Asset Intelligence, an AI layer that turns lease documents into queryable operational intelligence, built on 13B square feet of CRE and 600,000+ leases. Brookfield co-president Ben Brown said VTS is "breaking down inefficient data silos" across portfolios. The company's AI momentum is compounding: Proposal AI cut manual entry time by 93%; VTS Analyst returned 30% of time teams spent searching for data.
Wired for more. A new Cushman & Wakefield study with WiredScore (which—news broke last week—is being acquired by Meter) found buildings with premium connectivity and smart technology ratings command 7.3% higher rents and lower vacancy than non-certified buildings. That data quantifies what we’ve seen across smart building investments: connectivity certification moving from operational overhead to a measurable rent driver.
Platform play. Fifth Wall portfolio company Juniper Square—which raised its Series D at a $1.1B valuation last year—announced a strategic partnership with Kudu Investment Management, extending its fund operations platform to Kudu’s 32 boutique managers overseeing roughly $150B in assets. Instead of winning firms one at a time, Juniper Square gets a single channel partner that delivers an entire network—a great way to scale operational infrastructure in a fragmented market.
Built to last. A New York Times report on clean energy firms navigating the Trump era featured Brimstone co-founder Cody Finke, who lost a $189M DOE grant when the administration canceled Biden-era funding. He’s building the company’s first plant anyway, pivoting to produce both low-carbon cement and alumina, a critical material the U.S. typically imports. It’s the profile of a climate company we’re always looking for: one with unit economics that can adapt to any policy environment.
Trillions on the table. The next wave of CRE value creation lives in the operating layer of existing assets. Green Street recently posted a report quantifying AI's potential to reshape CRE operations: 15–20% of gross revenue is consumed by overhead and intermediaries, REIT G&A sits at a sticky 6.9% of NOI, and leasing commissions drain 20–30% of cap-ex in office and industrial. That got us thinking about how automating even half that operational bleed, capitalized at a 5% cap rate, points to trillions in enterprise value sitting inside existing assets.
David Simon, 1961–2026. David Simon, chairman, CEO, and president of Simon Property Group, passed away March 22 at 64 after a battle with cancer. Named CEO at 33, Simon built SPG into the world’s largest retail REIT. His son Eli Simon has been named CEO and president.
Slow thaw. Redfin data shows median U.S. home sale prices up about 2% year over year while inventory climbs. Median days on market fell to 56, down from 63 a year ago. Buyers have more options and sellers have less leverage, which favors the transaction-enablement companies that benefit from volume over price.
The new baseline. AI-generated content isn’t setting you apart anymore. An Inman survey found 82% of agents now use AI to write listing descriptions, up from 58% in 2024. The agents and brokerages pulling ahead are the ones using AI operationally to do things like lead routing, pricing, and client management.
DIY tech is back. NYU Schack's 30th Annual REIT Symposium was themed "REITs in the Age of AI," and the build-vs-buy debate took center stage. KKR's Ralph Rosenberg spoke for the buyers: just "buy a Porsche 911 and tweak the color." Brendan called out how over the past year, companies have moved from off-the-shelf solutions to building proprietary AI infrastructure and agentic agents with talent being the constraint for real estate. The conversation was back on the same theme days later at REBNY's Tech Committee alongside Runwise co-founder Lee Hoffman.

What We're Looking At

The agentic job site. Construction AI has focused on reading documents. The next wave acts on them: Think agents that trigger insurance checks when a sub mobilizes, flag lien waiver gaps before a draw request, and auto-route change orders for approval. If the margin lies in that jump from intelligence to autonomous execution, we're expecting to see PropTech companies start rolling out agents purpose-trained on construction workflows.
The subsidy-proof bet. Climate-aligned building materials companies are rewriting their business models to survive without federal grants. We expect the ones finding standalone unit economics—those that are producing critical materials and selling to corporate off-takers while avoiding policy dependence—will scale regardless of who holds office. We’re keeping an eye out for true margin independence.
The build-or-buy reckoning. Large operators and REITs are pivoting from off-the-shelf AI procurement to building proprietary models and agents trained on internal data. The talent implications are severe: the pool of engineers who can build foundational AI infrastructure is tiny, and the real estate industry has to recruit from sectors that pay more and move faster. We’re watching how companies solve the talent gap—and whether partnerships, acqui-hires, or in-house academies gain traction first.
